When hiring a company to work in your unit to remodel your kitchen or bath, replace your air conditioner or furnace, upgrade or repair your electrical system or plumbing system you must obtain a certificate of insurance from the company you are hiring and it must name the Association as additional insured.
The certificate of insurance is a necessary document to acquire not only for the Association but for your own peace of mind. Companies that carry insurance safeguard you in case they cause damages to your unit or the common elements.
This document, the certificate of insurance, must have the dates of the policy coverage and that timeframe must be when you have them do the work. That way you know you are using a company that is currently insured.
We must receive this document PRIOR to the work being performed so that we can be sure it is a current policy and that the wording correctly shows that the Association has been added as an additional insured.
The wording should read as follows: The Knolls Condominium Association is listed as an additional insured.

IF ORIGINAL or very old, where it still has a pilot light, it should be checked by a HVAC company. This type of furnace is OLD! About 45 years Old. The chance of it working efficiently much less safely is questionable. All furnaces however no matter what their age should be checked and cleaned by a HVAC company to make sure it is operating correctly, and no Carbon Monoxide is emanating from it.
Further, all units are required by Illinois law to have an operating carbon monoxide detector installed in your unit and a working smoke detector. If you have two or three bedrooms one should be in those bedrooms as well. These devices should be changed out approximately 5 to 7 years if you get the standard type. However, they have newer types now that are a combo detector, both a carbon monoxide and a smoke detector with a ten-year battery backup. After ten years you simple toss the detector and no battery changing is necessary! Whichever type you choose, these are your responsibility to maintain and replace NOT the Knolls Condo. Assoc. Be sure you have these devices in operable condition for the safety of you and your family or for your tenants.
PLEASE NOTE: Each unit has one hard wired detector powered by electricity with a battery back-up. As we do not know what unit owners have done in their units over the years with these detectors, you should check the date of the detector and replace it if it is over 5 years old. You can add additional detectors for more than one bedroom or if you want to put more than one up by purchasing battery operated types otherwise you will need an electrician to install the hard-wired type. Also, enclosed is a NICOR information sheet regarding the gas line that goes to your furnace. It outlines that the old type of connector should be replaced with a new type of connector. This is very important for your safety and this is a Village of Willowbrook code violation. Starting in February to March of each year geese are mating and laying their eggs. They will try to make nests here. Please use caution around the geese. They can be very aggressive watching over their mates, nests and offspring.
They like to nest along the creek and lake but can also nest in other areas as well. If you are out walking, avoid them by taking a different path. Also if they nest near a building entrance, your patio or balcony please contact the office and we will make arrangements to block off the area or remove them.
Parents should make sure to inform their children about the geese. Children should not try to play with them or play near them. Nor should adults or children try to feed them. It is not allowed and it is also a Village of Willowbrook Ordinance that feeding of this wildlife is prohibited.
Do not provoke them or tease them, Do not throw things at them or poke them with sticks. Adults and children have been seen doing this and it only makes them more aggressive towards humans. They are a protected species and anyone caught harming them or trying to destroy their eggs can receive a large fine from the Illinois Dept. of Natural Resources.
We use a geese abatement company that comes here almost daily to discourage geese from staying and nesting. This has reduced the geese population greatly here. Please call the office if you have any questions.

The Indian Head Library on Clarendon Hills Road takes paper recycling. There are containers in the parking lot.
